Recommendation
The Chief Executive Officer ("CEO") of the Chicago Housing Authority ("CHA") recommends that the CHA Board of Commissioners ("Board") approve the award of a contract to the below listed contractor. The contract shall consist of one-year term ("Term"), The total not-to-exceed value of the contract shall be $2,546,840.

Background
The project consists of full modernization and electrification of a CHA owned three (3) story (vacant) multi-unit brick building located in the North Lawndale community. The building contains six (6) residential apartment units. Each floor has two (2) units, and each unit has one (1) and half bathrooms. The unit sizes range 1,300-1,400 sq. ft. The Gross Floor Area is 13,606 sq. ft. (including common area). The per square feet renovation cost is $187.

The scope of work includes but is not limited to 1) selective exterior masonry work, new roof, new windows, exterior stairs, selective sidewalk replacement and some underground plumbing, new fencing and landscape work; 2) interior work includes new finishes and fixtures throughout, interior casework such as new kitchen cabinets and bathroom vanity, revised layout with structural improvements; 3) MEP work includes new electrical system throughout, new ductless electric heating and cooling, new plumbing system.
